Watch out for poor skylight repair workmanship. The picture below is an example of a leaky skylight due to poor workmanship. This is very common. It shows how complex and difficult it really is to actually design or repair a leak free skylight flashing in such an area. Very often, a process works differently in the field than it does on paper. This is most definitely the case with skylights. You can't just give this job to any worker and expect leak free results. The most important functional components of skylights are the flashings. The term skylight flashing is very broad, it describes generally the multiple shapes of custom fabracated metal that accommodate a transition from one plane to another (i.e. the roof deck to the skylight curb). Require a complex rooftop mounting system, and the construction of a wood and drywall attic tunnel. The attic tunnel connects the rooftop skylight with the ceiling of the home's interior.
Acrylic Skylights are less expensive, last 25 – 30 years, lighter and require less integrated structure. Most important, they don’t radiate as much heat as glass Skylights.
Operable means that it opens like a window for air ventilation. Fixed means that it is stationary and does not open. Obviously the more complex the skylight, the more expensive it is. Operable electric skylights tend to be problematic, and often the motor simply wears out. When customers ask for operable, I usually recommend non-electric or one with a hand crank and long pole.
Tubular skylights are very affordable and require no restructuring of the rafters. A tubular skylight can be installed for minimal cost in your Irvine home in just hours. Clear: (Too hot, Too Bright). This option might be appropriate for an exterior patio cover or atrium where the brightest light is your goal.
White Opaque: (Very bright but can't see the sky and clouds). This option might be appropriate for a bathroom where privacy is a major concern.
Bronze Tint: (The Most Popular and Allows ample sunlight, plus view of clouds.) This option is the best for aesthetics and work great in the living room, kitchen or master bedroom. The picture on your right is actually the "Bronze Tint" option. From inside your room, looking out through the skylight, you really do not notice any tint. To most people, this option seems almost clear.
When considering skylight size, it is not necessary to go monstrous. Of course, the larger the room such as a living room would dictate a need for a larger skylight. Kitchens, Bedrooms, Bathrooms and Hallways would need smaller Skylight sizes.
Also consider the intervals of the ceiling joists and rafters. It is not advisable to cut structural wood components to accommodate your desired skylight size without consulting an expert such as a qualified engineer or Skylight Contractor.
It is not necessary to cut rafters. The picture illustrates that the Skylight Contractor can use the existing rafters as an aesthetic asset of the design. Instead of cutting rafters, they can be cladded and thickened with a faux wood wrap to make them appear like part of an authentic open beam ceiling.
When constructing the tunnel frame, it's important not to disrupt the integrity of the roof/ceiling structure. The attic framing is designed to carry a certain weight load of the tiles or shingles. Most likely your rafters are only 24" apart. In this case, you will need to have a rafter cut and the area restructured to accommodate the load of the roof. A good skylight contractor can accomplish the job. Another option is to consider a decorative beam design that runs through the skylight tunnel.
